Architectural Defects that Can Cause Foundation Damage

It is well known that everyone makes mistakes. While we know this to be true and have come to accept it, for the most part, some mistakes are certainly more palatable than others. We can overlook our burger not having pickles, or mail being delivered to the wrong address, but when it comes to the construction of your home, flawed architectural design doesn’t sit quite as well with us. Architectural Defects that Can Cause Foundation Damage

Poor architectural design is obviously a problem in and of itself, but when homeowners don’t know how to identify a problem in the first place, the damage can become much worse. Consider these common design flaws when trying to determine if your home’s structural integrity is up to par:

  1. Wood to ground contact can be a major problem when wood touching the ground begins to inevitably rot. It could be a single beam or wood skirting that comes into contact with the ground but the result tends to be the same: rot forms and the materials will need to be replaced.
  2. Walls put immense pressure on the floors supporting them. If a defect in construction or design resulted in the walls being unsupported, the floors below will bow and in turn, warp other structures such as the roof and foundation as well. There are various techniques for giving walls the support that they need, and it is critically important that at least one of those methods is implemented in order to secure the structure.
  3. Similarly, some walls are inadequately supported by only one floor joist. The wall puts too much pressure on the single joist and will begin to sink if it is not properly secured. Another floor joist may be added to disperse the load and relieve the pressure on the original structure.
  4. As we have discussed in previous blogs, water must run away from the house so that it doesn’t pool and cause foundation damage. If the surrounding landscape wasn’t properly graded to allow good drainage, the foundation can crack and lead to instability in the structure as a whole.
  5. Poor ventilation under the house will cause problems similar to those caused by poor drainage. Condensation buildup, in addition to creating a fantastic environment for mold and insects, can crack a foundation just as easily as water buildup due to flooding. You would likely see similar problems as you would in our example #4:  the foundation will shift, causing problems higher up in the structure.
